EnviroSure was retained to conduct a Phase I Environmental Site Assessment (ESA) of a vacant apartment building in Atlantic City, New Jersey. The Phase I ESA was conducted in accordance with the American Society for Testing Materials (ASTM) Standard Practice E 1527 for Environmental Site Assessments: Phase I Environmental Site Assessment Process. The Phase I ESA was conducted for the buyer of the property.
Constructed in the 1960s, the apartment building was vacant and no longer in a livable condition. With outdated rooms and structural problems, the building was slated for demolition. The client anticipated future use of the site for new construction of ocean view luxury condominiums.
During site reconnaissance, EnviroSure observed a fill port and vent indicating an approximately 1,000-gallon heating oil underground storage tank (UST) was installed during the construction of the Site structure. No records associated with the UST were available for review. EnviroSure concluded that due to the age of the structure, the UST may have potentially caused a release on the Site and recommended a Phase II ESA be conducted. During a Phase II ESA, a soil boring investigation would determine if the heating oil UST has impacted soil and groundwater on the Site.
